Avalon & Stone Harbor each have very unique downtown atmospheres. Avalon’s business district is quite long in length. The downtown section of Avalon runs on Dune Drive, from approximately 33rd Street to 20th Street. You will never go hungry with seemingly endless options for food. Pizza restaurants include circle pizza, nemos, and tonios. Other novelty food options are available, like Bug Chancho’s Tacos and Avalon Barbeque. If you’re looking to get breakfast in the morning, there are a few options to choose from. Options include Uncle Bill’s Pancake House, Brian's Waffle House, and Fishin’ Pier Grille. They have all been around for a long time and are excellent! Lunch opportunities are seemingly endless as well with multiple delis and remarkable sandwiches. Bars are exceptionally popular in Avalon, and notoriously known for a good time. Enjoy socializing with friends and family in the Whitebrier, Princeton, Rocking Chair. On the other hand, Stone Harbor’s downtown district is a bit different. This town is more concentrated on a single street, which is 96th. The atmosphere is completely different when compared to Avalon. The concentrated area is very walkable, as the shops only extend a few blocks north and south of 96h street. Food options are abundant throughout the town. Including the 96th Street Bar & Grill, Nemo’s Pizza, Buckets Margarita Bar & Cantina, Coffee Talk, Cafe Noir, Sax at the Reeds, Fishin’ Pier Grill, Freds Tavern, The Watering Hull, Lee’s Hoagie House, Jay’s on Third, Harbor Burger Bar, Green Cuisine, Stone Harbor Pizza Pub, Jack’s Shack, and Quahog’s Seafood. Countless shopping options are available, featuring popular shops like Global Pursuit, Hoy’s 5 &10, Talk of the Walk, The Walk at Harbor Square, Suncatcher, Pete Smith’s Surf Shop, Catching Waves, Life is Good, Birdcage, Soliel, Coastal FX, and much more! Parking is a bit difficult here with the high volume of people and traffic. This is a perfect place to visit when the weather is not optimal for the beach life. There is so much to see and explore here. High-end fun can be had with businesses like Island Water Sports, Back Bay Aqua Park, many miniature golf courses, and the new rooftop Stone Harbor Golf simulator. Watch, listen, and indulge the downtown lifestyle.

For those looking to live near or on all the downtown action, there are currently nominal beach homes for sale in NJ, especially in Avalon and Stone Harbor. Inventory levels have remained historically low not only across the United States, but on the 7 Mile Island as well.
